159 acres farm in Temiskaming district. A scenic 6-hour drive straight north of Toronto. Located on a good all-weather road. Farms are all around. 8 miles from the town of Earlton, between New Liskeard and Englehart. Good fertile soil 40 acres cleared at road, gets 42 big round bales and 3,000 square bales of hay. Oats havest gets approximately 160 bushels/acre from that same field. A large stream with fish running through it. Chubs, Suckers, Pickerel, occasionally sturgeon. Some bush/lumber: white & black spruce; aspen & black poplar Mineral rights. There are gold mines and diamond mines in the area. Farm house 24 ft x 14 ft (insulated, shingles exterior) built in 1950 and new addition 12 ft x 22 ft (chipboard cladding) in 1990. Covered porch 8 ft x 24 ft. Work done on basement in 2004 and on on walls in 2006 & 2007 New roof in 1999. Propane stove. Wood stove heating. Wood furnace (Valley Comfort brand) in basement. Enough firewood available on land to last a life-time with proper management. Hydro and telephone at the road, disconnected from the house at the moment. Drilled well 250 ft deep, needs to be re-washed and some work to winterize. The original barn had burnt, a new barn 26' x 48' was built in 2001 on the same site. There are open concept stalls now. There once were standing stalls,. probably dairy-type cattle stalls. Could shift them into long stalls (horse tie-up stalls) by moving manger. It would be perfect for sheep or goats or rabbits. Truckloads of gravel brought in to build a good driveway.Field leveled - ravine filled in Right now there is only one 40-acre field under cultivation. It is seeded to registered oats. (2007). There is another field in the back that was in cultivation in the past. It needs re-ploughing. It was ploughed in the wrong direction & then left, not cultivated down. A good set of disks would chop it down, but there are tag alders and willows coming up in the dead furrows. It is good black soil. It ranges from semi-light to quite heavy. It is capable of growing any crops that a person would want to grow on it. Any crops that anybody is growing in the area would thrive on it. The neighbour is working the land on a share-crop basis. The bridge crossing the creek needs a new wooden deck. The steel is in excellent condition. The nearest police station is in Earlton. The area has abundant wildlife on it, especially moose and bears, cougars, wolves, foxes, beaver, all kinds of birds, etc. Also abundant wild plants, wild strawberries & raspberries, chamomile, red clover, wild flowers too numerous to list. Possibilities: farming; lumbering; hunting & fishing; wildlife photography; peat moss; mining; development ... Could commute to North Bay; Sports : skidoo (snowmobile) trails nearby Owners cut some trees for Christmas trees and sold them in Toronto. Some of the nearby farmers hunt moose and bear and butcher them for meat as well as farm animals. In some years they allow a bear hunt and some years they don't. CLIMATE: The winters can get quite cold, sometimes -30º and -40º, but it doesn't stay that cold for very long. This year the International Plowing Match is going to take place just down the road. There's a Cochrane Ontario north of Toronto... both a town and a region
-
If I had the money I would seriously consider it.
-

@TheGreenfrog140 wow that nice. Thanks for answer :)
-
@AlexRyteuBart it could be only as low as 200 dollars an year to about a 1000.. not more then that.. its seriously very nice if you can do something with the land.. (make money off of it.).
-
@TheGreenfrog140 Right... OK i understand that you do not know but could you give me some approx price? 100-1000-5000-...10.000CAD for +/-100acres of rual land mostly grass and woodland +/-
-
@AlexRyteuBart I don't know, but i think its very less.. because the government encourages these types of purchase so we can develop the land or use it for productivity.. (make use of it).
-
@TheGreenfrog140 Hey, any idea how much tax to pay for... let say 100-150acres out in nowhere??
-
Hi, how far is this from Niagara Falls?
-
@ryanb788 its 6 hours drive from Toronto!!! thats farrrrrr!!!! you can find land like this anywhere if you want to drive out of the city and the suburbs 4 or 5 hours away out in the nowhere.. no people around brother.. unless you have some big plans with this land.. then its worth it. big plans cost money too! like investing in equipment..
